How to find buyers for an off-market listing in Dubai

How Dubai agents find buyers for off-market listings: the channels that work, how to qualify a buyer before sharing the address, how to run viewings and when to take a listing public.

Two people shaking hands over signed documents on a desk

To find a buyer for an off-market listing in Dubai, start with the people who already trust you, then reach buyers' agents at other brokerages with a short, anonymous summary of the property. Because the property is not advertised, every buyer arrives through a person: a past client, a colleague, a buyer's agent or a referral partner. The skill is choosing the right people, giving them enough to act on, and qualifying each buyer before the address is shared. This guide covers the channels that work, how to qualify a buyer, how to run viewings, and when to take a listing public.

What off-market means in Dubai

An off-market listing is a property that is for sale but is not advertised publicly on the portals, social media or other channels. Owners choose this route for privacy, to test a price quietly, or because a tenant is in place. The listing still needs paperwork. The listing brokerage holds a signed Form A with the owner, which is the marketing agreement that gives the agent permission to sell. Public advertising in Dubai also needs a Trakheesi permit number backed by that Form A or the owner's no objection certificate, which is why a genuinely off-market listing relies on direct contact and not on adverts.

Our article on how to share off-market listings in Dubai without losing control covers the three stages of disclosure and how to protect the owner. This guide picks up from there and focuses on the next problem: who to show it to.

Start by defining the buyer

Buyers for an off-market property are rarely generic. Before you contact anyone, write down who the likely buyer is, because the answer decides which channel to use.

  • End users. A family buying a villa in a community they already know, often for privacy, school catchments or a specific street.
  • Investors. Buyers looking for yield, who care about the tenant in place, the rent and the service charge more than the interior.
  • Upsizers and downsizers. Owners in the same community who want a larger or smaller home and prefer to stay close.
  • Relocating buyers. Clients moving to Dubai who want an agent to find the property for them.

A tenanted one-bedroom apartment suits an investor, and a family villa on a quiet street suits an end user. If you describe the buyer in one sentence, you can tell which of your contacts, or which other agent's clients, to approach first.

Your own database comes first

Your past clients, previous enquiries and the buyers you could not satisfy last year are the warmest audience you have. They know you, they have already told you what they want, and you can reach them without involving anyone else. Go through your records and message the five to ten people whose requirements fit the property, with the stage 1 summary and nothing that identifies the address. Many off-market sales close this way, with no second agent involved.

Other agents' buyers are the larger pool

Most of the buyers who would pay the right price are clients of other agents. That is the case for co-broking: a buyer's agent often holds a written requirement that fits your property exactly, and the buyer has no idea it exists. The agents worth your time are those with a specific, current requirement. Our guide to writing a buyer requirement other agents can act on describes what a good one contains, and it is also what you should ask for when an agent says they have someone interested.

Before sharing with an agent you have not worked with, check their BRN and ORN on the DLD register. It takes a few minutes and tells you whether they are licensed and which brokerage will sign the split.

WhatsApp groups reach many agents at once, but they come with trade-offs for private stock: anyone in the group can forward your message, and the same unit often circulates at several prices. We cover the problem in why co-broking in Dubai needs more than a WhatsApp group.

Investors and referral partners

Investors with several properties often buy through the same two or three agents, and they respond quickly to numbers. For a tenanted unit, have the annual rent, the lease end date and the service charge ready so that your first message answers their main questions. Referral partners such as wealth managers, lawyers and relocation consultants meet buyers before an agent does, and they pass on summaries that carry no address.

Qualify the buyer before you share the address

An off-market property is only as private as the weakest person who sees it. Put four questions to every interested buyer, or to their agent, before sharing the unit details:

  1. Funding. Is the buyer paying cash, or do they have a mortgage pre-approval? A buyer who has not arranged finance is not ready to view.
  2. Decision-maker. Who decides? A buyer who needs a spouse, partner or family member to approve should bring them to the first viewing.
  3. Timing. When do they need to complete, and is that realistic for the seller?
  4. Representation. Does their agent hold a signed Form B, the buyer's representation agreement? It shows that the agent genuinely acts for this client.

Agents who answer all four without hesitation are usually serious. Vague answers on funding or authority are the most common reason an off-market viewing wastes an afternoon.

Share in stages, and record what each agent has seen

Give each interested agent only what they need to take the next step. A first share covers the community, property type, bedrooms and a price range. The building and exact unit follow once the buyer is qualified, and the viewing follows only after that. Keep a simple log of which agent has seen which stage and on what date, because that log is what settles a dispute if two agents later claim the same buyer.

How to run viewings for an off-market property

  • Attend every viewing yourself. The listing agent should be there, so the owner's expectations and the property's details are managed in person.
  • Group viewings by day. Two or three qualified buyers in one day let you collect feedback quickly and keep the owner informed.
  • Ask for feedback within 24 hours. Record the response in the same place you recorded the stage that agent reached.
  • Take offers in writing. Ask the buyer's agent to submit price, payment method and timeline in a message you can forward to the owner.

Put the commission split in writing

Every agent who brings a buyer to an off-market sale will want to know their share before they pass on the address. The usual practice is to agree the split in writing at the start of the conversation, naming both brokerages, the percentage and how long the agreement holds if the buyer later returns through someone else. Our guides on how commission splits work on a co-broke and putting a co-broke commission split in writing with Form I explain the details.

Set a review date with the owner

Off-market is a strategy with a time limit. At the start, agree a review date with the owner, such as a few weeks after the first qualified viewings. If no suitable buyer has emerged by then, you can adjust the price, widen the sharing level to more agents, or move to public marketing. Going public needs the permit and mandate described above, and it ends the privacy that the owner chose off-market for, so the owner should make that decision knowingly.

Common mistakes when selling off-market

  • Sharing the address in the first message. Once the address is out, you have lost control of who contacts the owner.
  • Posting in many groups at once. The same property then looks like five listings, and agents stop treating it as exclusive.
  • Skipping the funding question. Unqualified viewings are the biggest waste of the owner's goodwill.
  • Agreeing the split by voice note. If it is not written down, it is not agreed.
  • No review date. An off-market listing with no timeline slowly becomes a stale listing.

Frequently asked questions

How do I find off-market properties in Dubai as a buyer's agent?

Ask listing agents directly, and give them something to match against. Send a written requirement with the community, property type, budget range, funding status and timing. Listing agents who hold private stock respond to clear requirements, and ignore broad requests.

Are off-market properties cheaper?

Not by default. Off-market means the property is not advertised publicly. The price is whatever the owner is willing to accept, and some owners choose off-market so they can test a higher price without a public price history.

Do I need the owner's permission to show an off-market property?

Yes. The listing brokerage needs a signed Form A, and the owner should agree to how widely the property is shared and what is revealed at each stage.

Can I advertise an off-market property publicly later?

Yes. Public advertising needs a Trakheesi permit number, supported by a signed Form A or the owner's no objection certificate.

Matching off-market stock with the right agents

The hardest part of selling off-market is reaching buyers' agents you do not already know, without broadcasting the property. BrokerCircle is building a verified co-broking network where agents post what they have and what their clients need, and where every member is verified. If you hold private stock or are looking for it, join the waitlist and use the free Agent Toolkit to prepare a clear summary in the meantime.
