Why co-broking in Dubai needs more than WhatsApp groups

If you ask an agent in Dubai where co-broking happens, they'll probably show you their phone. Most agents belong to dozens of WhatsApp groups, and between them those groups carry hundreds of listings and requirements every day. Plenty of real deals come out of them, but the way they're arranged leaves agents exposed.

Three common problems

• It's hard to know who you're dealing with. Most groups are open to anyone with the link, so a licensed agent and someone passing on a listing they don't hold look the same.
• Listings go out of date. The same unit is often posted several times by different agents, and units that sold weeks ago keep circulating.
• Splits aren't written down. Terms are usually agreed on a call, and each side can remember them differently by the time the property transfers.

What a better network would need

We think a co-broking network needs four things that a chat group can't provide:

1. Verified members, with a profile that shows when each agent's licence expires.
2. Posts that expire, so that listings and requirements lapse unless the agent confirms they're still current.
3. Terms before details, so the split is agreed in writing before an address or a client's name is shared.
4. A lasting record, so that when a deal closes both agents confirm it and the outcome stays on their profiles.
