RERA Form I in 2026: putting a commission split in writing
What RERA Forms A, B and I are for, why the status of Form I is unclear in 2026, and the eight points a written commission split agreement should cover.

Many co-broked deals in Dubai begin with a split that was agreed over the phone, and many commission disputes begin the same way. This article covers what the main RERA forms are for, why the status of Form I is unclear in 2026, and what a written split agreement should include.
Forms A, B and I
- Form A is the agreement between a property owner and the listing brokerage. A property can't be marketed without one.
- Form B is the agreement between a buyer and their brokerage.
- Form I is the agreement between two brokerages that records how they'll share the commission on a deal.
Is Form I still required?
It isn't clear. A September 2026 review by PropSpace found no DLD documentation from 2024 to 2026 that requires a Form I step, although many agents still treat it as standard practice. PropSpace's advice is to put every co-brokerage split in writing and to ask DLD which document it expects.
What a written split agreement should include
Whichever form you use, the agreement should cover the following points:
- The parties: both brokerages with their ORNs, and the agents signing for them with their BRNs.
- The roles: which side is listing the property and which is bringing the buyer or tenant, and confirmation that each holds a Form A or Form B.
- The deal: the property, and whether it's a sale or a rental.
- The split: the percentage going to each brokerage.
- Payment: when the brokerage that receives the commission will pay the other its share.
- How long it applies: whether the split still applies if the same buyer closes on the same property some weeks later.
- Contact with clients: an agreement that neither side will contact the other side's client directly about the property.
- Signatures and dates from both sides.
If a split is disputed
A written agreement is the evidence you'll rely on. PropSpace notes that DLD's real estate violations system doesn't deal with complaints about cancelled agreements or compensation. Those go to the courts or to DLD's separate channel for contractual disputes.

On BrokerCircle, every connection between two agents starts with a split agreement. It's proposed and accepted in the app before any property or client details are shared, and both agents and both brokerages receive a timestamped copy.
