How BrokerCircle works

Your next deal could be in another agent's hands. Let AI connect your listings with buyer requirements, agree the split together, and take the deal forward with everything on record.

Your listing. Their buyer. One deal.

An off-market apartment in Dubai Marina. A client looking for exactly that. Here's how two agents turn the right match into a shared success.

01 · It starts with two posts

02 · AI matching

Two posts. One opportunity.

Both agents get the match, with a clear reason why it fits.

  • Same area
  • Two bedrooms
  • Within budget
  1. Agree the split.

The buyer's agent proposes 50/50. The listing agent accepts, or suggests different terms.

    Both agents accept
  2. Open the door.

Only then are the address and contact details shared. Both brokerages receive the signed agreement.

    Details unlocked
  3. Close it together.

After transfer, both agents confirm the deal. The result is added to both of their track records.

What happens at each step

  1. 01

Post a listing or a requirement

A listing can be on the market or off it. A requirement describes what a buyer or tenant is looking for. You can paste the message you would normally send to a WhatsApp group, and we turn it into a structured post that you check before it goes live. Posts expire after 21 days unless you confirm they're still current.

  2. 02

    Review your matches

We first narrow posts down by area, property type, price range and number of bedrooms. We then rank what's left on the details that often decide a deal, such as the view, the handover date or a payment plan. Each match includes a short note explaining why it fits.

  3. 03

    Agree the split

The agent who wants to connect proposes the commission split, which is 50/50 unless they change it. The other agent can accept it or suggest different terms. The address and contact details are only shared once both of you have accepted.

  4. 04

    Work the deal

Each connection has its own thread for files and a status: viewing, offer, closed or dropped. Many agents will still talk on WhatsApp or by phone, and that's fine. The agreement stays on record either way.

  5. 05

    Confirm the outcome

When the deal closes, both agents confirm it. If one agent marks a deal as closed and the other doesn't respond within 14 days, we flag it for review.

  6. 06

    Build a track record

Confirmed deals and response times appear on your profile and count toward how your posts are ranked in future matches. Paid plans don't affect ranking.

Who can join

BrokerCircle is only for licensed real estate agents and the brokerages they work for. Every member is verified before they can post a listing or contact another agent.

  • Licensed agents only. Membership is limited to agents with a valid licence, working for a licensed brokerage.
  • Linked to your brokerage. Your account is connected to your brokerage, so it can see the agreements it's a party to.
  • Kept current. Your profile shows when your licence expires. We remind you 30 days before, and if it lapses your account becomes read-only until it's renewed.

What the split agreement records

The agreement covers the same ground as a RERA Form I. It's a written record of what the two brokerages agreed, and BrokerCircle never collects or holds commission.

RolesWhich side is listing the property and which is bringing the buyer or tenant
MandatesConfirmation that the listing side holds Form A with the owner and the buyer's side holds Form B with the buyer

AcceptanceEach agent's acceptance and its time, with every earlier version kept

What other agents see before terms are agreed

When you post a listing, you choose whether it's standard or off-market. Matching always uses the full details, but other agents only see what's listed below until the split is agreed.

Once both agents accept the terms, the full details are shared with that one agent only. Requirements never show who the buyer or tenant is; their agent shares that in the deal thread.
